What a Complete Gym Fit-Out Actually Costs
The short answer
Across the complete gym fit-outs supplied by VERVE Fitness between September 2024 and August 2026, the median spend was about $40,000 ex GST, covering both the flooring and the equipment. A quarter came in under $26,000, the top quarter spent more than $76,000, the top ten per cent more than $122,000, and the largest single fit-out was about $205,000. These are fit-outs where one supplier did the whole floor and the whole gym, which is why the figure is higher and more useful than a general equipment-spend average.

The distribution
The share of complete fit-outs that lands in each spend band. Half sit in the twenty to forty thousand dollar range: studios, functional floors and single-room facilities. The tail runs out to large multi-zone builds.
What the spread means
$20,000 to $40,000 is where most complete fit-outs land: studios, functional training floors and single-room facilities where one floor covers the whole gym. $40,000 to $120,000 is serious commercial floors, more stations, a bigger cardio row and a wider free weights range, all on a floor VERVE supplied end to end. Above $120,000 is large multi-zone facilities: dedicated group training rooms, extensive cardio and a premium finish across the whole floor.
A handful of things move a fit-out up the bands. Total floor area is the biggest driver, since more square metres means more flooring and more stations. Cardio share matters too: treadmills, bikes and rowers cost more per unit than strength equipment, so a cardio-heavy floor plan pushes the number up fast. The number of stations on the floor plan compounds this. Amenities ambition, saunas, recovery zones, dedicated stretch areas, adds spend that has nothing to do with training capacity. And commercial duty grade plays a part: equipment and flooring built for high-turnover 24 hour access costs more than the same footprint built for a boutique studio with a smaller member base.
Methodology and honest caveats
The sample is customer fit-outs where VERVE Fitness supplied both the flooring and the equipment, ordered through our commercial channel rather than web retail, each totalling $20,000 or more ex GST, between September 2024 and August 2026. A project is defined as all qualifying orders from one customer within that window, since a fit-out often ships across more than one order. We do not publish the number of fit-outs in the sample or their total value; the figures here are about what a project costs, not about our order book.
A few honest caveats, because a number without its limits is not a citable number.
Flooring supply is included in every total on this page. That is the change from our earlier equipment-only figures, and it is why the numbers here read higher: a complete fit-out costs more than an equipment order alone. Figures exclude freight and delivery charges. All figures are ex GST throughout. The median fit-out in this sample included about 105 square metres of flooring.
The method has a real limitation, and it is worth stating plainly: gyms that bought their flooring from someone else and their equipment from us are excluded, because this measures fit-outs VERVE supplied end to end, not every gym we have equipped. Roughly as many large commercial orders sit outside this sample for that reason, so treat this as the honest picture of complete, single-supplier fit-outs rather than a count of every gym VERVE has worked with.
This is commercial fit-outs broadly, not only private gym businesses. The sample includes private gyms alongside school, university and sports-facility gyms that bought a complete floor through us. Worth knowing if you are benchmarking a specific type of facility against these numbers.
Construction, flooring installation labour and amenities such as showers and change rooms are not included. This is what the customer paid VERVE for the fit-out itself, not the full cost of the build around it.
We cross-checked this against HubSpot deal records using the same filter, on a smaller sample, and it returns a median of about $34,000. The two independent systems agree on the band; HubSpot reads a little lower because its largest fit-outs are often missing the line-item detail that would put them at their true total.
